ARRIVAL AT THE PROPERTY:
(Unless otherwise agreed), should be after 1600 hours local time. The property must be vacated by 1100 hours on the day of departure.
BOOKING
The booking form must show the names of all the persons staying at the villa. The person who signs the booking form confirms that he/she has the authority of all the other persons included on the form to make the booking and accepts the terms and conditions.
The signing of the booking form confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the property whether or not such persons have signed the booking form. The deposit should be 30% of the total amount (full payment is required for bookings less than 7 nights). Once the owner has confirmed the booking, the signatory is responsible for the total price of the rental property as agreed. The remaining balance must be paid 8 weeks prior to departure. If the full balance is not paid at this time, the owner reserves the right to re-let the booking and the reservation deposit will be forfeited. Bookings made within 8 weeks of the commencement date will require full payment with the booking form. Bookings cannot be accepted from parties of young people less than 21 years of age.
OCCUPANCY:
Occupancy of the property is limited to the maximum indicated on the property description. The client agrees not to sublet or share the property except with persons nominated on the booking form (to a maximum of 10 persons), any over occupancy must be agreed with the owner prior to arrival. If there is over occupancy on arrival without the owners’ consent then the owner reserves the right to request the extra person(s) to vacate the property and the owner shall not be responsible for any costs that may incur, nor pay any compensation due to this action.
The villa rental is based on self catering; however we do provide a welcoming starter pack.
LIMITATION OF LIABILITY:
The owners shall not be held responsible for any loss of enjoyment or extra expense incurred due to any delays or changes to any flights, travel arrangements or any other service that is beyond their control. They are not responsible for any claims that may be brought against them by any person occupying the villa or any damage to any such person or to his/her property as a result of circumstances beyond their control. The owners agree to do everything within their reasonable power to assist clients in the event of a problem but cannot be held liable for the actions or omissions of other persons or parties. Liability is not accepted by the owners for loss of main services, of failure of appliance, nor for the consequence of the actions or omissions of persons who may control the supply of mains services, nor any action taken within the vicinity of the property by any authority over which there is no control by the owners.
CANCELLATIONS:
In the event that you, the client, cancel your booking the deposit is non-refundable and if the cancellation is less than 8 weeks to departure you will forfeit 100% of the rental cost.
Guests are strongly advised to take out full travel; accident and medical cover insurance before leaving the UK.
Cancellations must be in writing from the person who signed the booking form.
DAMAGES
The client agrees to pay for any breakages, losses or damage to the property. A damage deposit of 200GPB is required, refundable (the deposit will be returned after the property has been inspected and providing the property has been left in the same state as your arrival) assuming no damage/ breakages or excess electricity usage. These costs may be deducted from your �200 deposit, but are not limited to that amount. You may be billed for the difference between this and the actual cost of any damage or repairs.
SWIMMING POOL
If a client is unable to use the swimming pool in the villa during the Summer months owing to repair or maintenance (beyond our control) for a period in excess of 7 days a refund will be made of 5% of the weekly rental rate for each day that the pool is under such repair or maintenance. There will be no such refund if the swimming pool cannot be used for a period of 7 days or less. The owners do not accept liability for injury, howsoever caused, as a result of using the swimming pool. Please do not bring glasses or bottles near the pool area; this is to prevent broken glass from accidentally falling into the pool. As the pool is maintained twice weekly any broken glass found in the pool during your stay will result in the pool having to be drained and made safe. If this is necessary the damage deposit will not be refunded as this will cover the cost of labour and water. The pool is heated and on an automatic timer. We kindly ask guests to use the pool cover when not in use to prevent heat loss. If the pool cover is not used then this will drastically lower the water temperature of the pool.
Please note: For the pool heat pump to function to its full potential during Winter/low season the ambient temperature needs to be 7�+. In extreme cases if temperatures fall below 7� (especially at night) then the heat pump will automatically switch off and resume once the temperature rises to 7�. Overnight temperatures during Winter are beyond our control so there will be no refund if the pool cannot be used due to weather conditions.
CLIENTS ARE SPECIFICALLY REQUESTED NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE SWIMMING POOL.
RENTERS RESPONSIBILITY
The client agrees to take good care of the property and leave all equipment and utensils in a clean and tidy condition at the end of the holiday. In the event that anyone behaves in a way that the owner believes likely to cause danger, distress or annoyance to anyone else, the owner and representatives reserve the right to terminate your let immediately and forthwith shall not be responsible for any costs you may incur, nor pay any compensation, nor make any refunds due to this action. The client agrees to permit the owner or their management company access to the property at reasonable time during your stay should maintenance of the property be required.
KEYS
The villa keys are the responsibility of the guest signing the booking form. If keys are lost and a replacement set is required for access, then a �50 call-out charge will be made (plus cost of keys) for supplying and delivering a new set. There is a secured safety deposit box in the villa. The key will be left in the safety deposit box on the day of arrival (a second set of house keys are attached to the safe key). There is a 50 call-out charge (plus cost of keys) if a replacement safe key set are required due to loss during your stay. If the safe key (and second set of house keys) are found missing on departure then the security deposit will be withheld.
On departure please ensure that the front door and front security grate is double locked and post the keys in the letter box situated on the front garden wall.
BED LINEN/MAID SERVICE
This is a self-catering property so please note that maid service is not provided for the duration of your stay.
The villa is thoroughly cleaned prior to the arrival of new guests. All bed linen is provided however, linen/blankets are not provided for the travel cot, so please bring your own.
For 2 week bookings fresh linen will be provided for your use. If you require a mid stay linen change this will be chargeable at a cost of 40 euros (payable locally). We provide pool towels and bathroom hand towels for your use. Please note that bath towels are not provided at the villa.
Please also be aware that henna tattoos and sun/fake tan lotions cause permanent stains on linen, therefore each piece of linen permanently soiled will have to be charged for and deducted from the damage deposit.
CLEANING ON DEPARTURE
There is no extra charge for final clean, so we would appreciate upon departure you agree to keep the accommodation clean and tidy as found and leave the accommodation in a similar condition. The following basic level of cleanliness is required on departure; Cookers, ovens and microwave to be left clean and fat-free. Crockery and cutlery washed/dried and put away. Obvious spills and stains removed. Any furniture moved restored to its original position. Barbeque to be left clean and fat-free. Bins and empty bottles/cans placed into the large green wheelie bins. No loose bin bags to be left outside the villa as bin men will not take them. Failure to meet this standard will result in a cleaning charge against your deposit.
In the event that the villa is returned in a state that will require more than 4 hours cleaning, an amount of €50 (Euros) will be charged for cleaning and deducted from the security deposit.
ELECTRICITY
We give an allowance of 300 Kw per week for normal electricity usage this does not apply to our Winter Special offer). Anything above this is chargeable at the rate of 0.20p per Kw. Please note that prudent use
of electricity will keep this charge to a minimum.
The electricity meter will be read at check-in time (normally 4pm) and we kindly request a reading be taken and noted down on the 'Welcome Note' just before departure. If a meter reading is not taken by you on departure, a reading will be taken when we arrive to inspect the property.
PETS
Pets of any kind are not allowed on the property.
SMOKING
For the safety and comfort of all our guests smoking is strictly not allowed in the villa, if this condition is abused then please note that the security deposit will be withheld.
Ashtrays are provided in the outside bar area for smoking guests.
PROBLEMS & COMPLAINTS
The client shall report any complaints to the owners within 24hrs including defects in the property, breakdown of equipment or appliances in the property, garden or swimming pool. Complaints will be dealt with immediately so that arrangements for repair and/or replacement can be made as soon as possible. Whilst every effort will be made to rectify the problem, the owners cannot be held responsible for extended delays outside of their control.
